Property fraud continues to cost unsuspecting Nigerians millions of naira every year. One of the latest flashpoints is Trans-Nkisi Phase 1, Onitsha, where the Anambra State Ministry of Lands has issued a strong public warning over unauthorised parceling and sale of government land.

‎This blog post breaks down the facts, the risks to buyers, and what you must do to protect yourself.

‎OFFICIAL STATUS OF TRANS NKISSI PHASE 1

‎According to official records at the Anambra State Ministry of Lands, Trans-Nkisi Phase 1:

  • Belongs to the Anambra State Government.
  • ‎Was lawfully allocated to private individuals and organisations in the 1980s and 1990s.
  • ‎Has several legitimate beneficiaries who already possess valid Building Approvals and Certificates of Occupancy (C of O).

‎This means the land is not family land, not communal land, and not available for fresh sales.

‎UMUOSODI FAMILY CLAIMS DECLARED FRAUDULENT

‎The Ministry has specifically raised alarm over claims by members of the Umuosodi family of Onitsha, who are allegedly:
👉 ‎Parceling portions of the land
👉 ‎Advertising it for sale
👉 ‎Presenting themselves as owners

‎IMPORTANT FACT

‎The Umuosodi family, along with other affected families, were fully compensated with alternative plots many years ago, long before the current administration.

🛑 Any ongoing sale or ownership claim by the family within Trans-Nkisi Phase 1 is fraudulent and illegal.

‎SERIOUS RISK OF DEMOLITION

The Anambra State Physical Planning Board has also issued a clear warning:
ANY ILLEGAL STRUCTURES ERECTED ON TRANS-NKISI PHASE 1 WILL BE DEMOLISHED.

This means:

  1. Buying the land does not protect you.
  2. ‎Fencing the land does not protect you.
  3. ‎Building on the land does not protect you.

‎Once the land is confirmed as government-owned and illegally occupied, demolition is inevitable.

‎ADVICE TO THE PUBLIC

‎If you are considering buying land in or around Trans-Nkisi Phase 1, take these steps seriously:
❌ DO NOT buy land from individuals or groups claiming ownership on behalf of the Umuosodi family.

✅ ALWAYS VERIFY the land status directly with the Anambra State Ministry of Lands.

❌ DO NOT rely on receipts, family agreements, or survey plans alone.

✅ CONFIRM title history, allocation records, and government consent.

‎REMEMBER: POSSESSION IS NOT OWNERSHIP.
