A PRIME ADDRESS WITH DANGEROUS LEGAL RISKS
For many property buyers and investors, an address in a Government Reserved Area (GRA) automatically signals safety, legitimacy, and long‑term value. Unfortunately, Nigerian real estate history has repeatedly shown that location alone does not guarantee a clean title.

This report serves as a public red alert on a highly controversial and disputed property located at: 1B Constitution Close, GRA, Enugu State.
Based on verified information and ongoing claims, this property is heavily encumbered and currently unsafe for any form of investment.
WHY THIS PROPERTY IS A HIGH‑RISK INVESTMENT
- MULTIPLE OWNERSHIP CLAIMS: The land at 1B Constitution Close is presently caught in a web of conflicting ownership claims. Several parties are asserting rights over the same property, creating a legal minefield for any unsuspecting buyer. In Nigerian property law, multiple claims instantly render a property unsafe until a competent court conclusively determines ownership.
- DEMOLITION WITHOUT DUE PROCESS ALLEGATIONS: The family of the late Justice Stanley Nnaji has publicly stated that they were in physical possession of the property before it was suddenly demolished by the Enugu Capital Territory Development Authority (ECTDA). According to the family, the demolition was carried out:
*Without prior notice.
*Without a court order.
*Without affording them the opportunity for legal redress.
Under The Nigerian law, possession—whether rightful or disputed entitles occupants to due process. Any demolition without adherence to due process raises serious constitutional and legal concerns. - ALLEGATIONS OF FORGED TITLE DOCUMENTS: The Nnaji family further alleges that certain individuals presented fake title documents and a forged Certificate of Occupancy (C of O) to justify the takeover of the property. The names mentioned in the allegations include:
i. Christopher Okwudili Ani (also known as Okwy Anya Red)
ii. Ben Alukwu (also known as Onyeze)
These individuals are accused of allegedly collaborating with compromised state officials to forcibly take over the land. It must be clearly stated that these are allegations, and no court has yet delivered a final judgment on the matter. - OFFICIAL DENIAL BY ECTDA: When contacted, the Chairman of ECTDA, Uche Anya, denied allegations of complicity. According to him:
a. The late Justice Nnaji’s family never owned the property.
b. The demolition was carried out at the request of what he described as the genuine owners of the land.
This sharp contradiction between official statements and family claims further confirms one undeniable fact:
The property is under serious dispute and legally unstable.
THE LEGAL REALITY EVERY INVESTOR MUST UNDERSTAND
Whether or not the late Justice Stanley Nnaji was the lawful owner, his family’s physical possession of the property triggers constitutional protection.
In Nigerian jurisprudence:
- Possession cannot be brushed aside without due process
- Demolition without court authorization is legally questionable
- Buyers who purchase disputed property risk total loss, regardless of payment or documentation
Until a competent court resolves this matter, any transaction on this land is gambling with your financial future.
PUBLIC ADVISORY: DO NOT DEAL WITH ANY PARTY
Members of the public are strongly advised NOT to buy, invest in, or transact on any portion of 1B Constitution Close with:
- Enugu Capital Territory Development Authority (ECTDA)
- The Nnaji family
- Christopher Okwudili Ani or Ben Alukwu
- Any agents, developers, or intermediaries claiming authority
Until the dispute is conclusively resolved by law, this property remains a NO‑GO AREA for investors.
