Welcome to encumberedproperties.com — Nigeria’s only real estate fraud prevention platform.
Our Mission is simple yet urgent:
To help Nigerians make safe, lawful, and informed property decisions by exposing encumbered, disputed, or otherwise risky real estate investment traps.
Today, we are spotlighting one of the most disturbing trends in Nigeria’s housing sector:
The Abuse of the Mass Housing Concept in the Federal Capital Territory (FCT), Abuja — and across Nigeria.
Mass Housing: A Noble Vision Turned Nightmare
Mass Housing was once a brilliant solution aimed at solving the housing crisis.
The idea was clear — allocate government lands at free or subsidized rates to trusted developers, with one condition:
Use it to build affordable homes for civil servants, young families, and middle-income earners.
What is happening now?
Instead of fulfilling this noble mandate, many so-called developers are doing something sinister:
They are not building homes.
They are re-selling these lands — plot by plot — at outrageous prices.
They have turned a mass housing policy into mass land speculation.
This is not just a deviation.
This is a direct abuse of privilege and a manipulation of public resources for private profit.
Who Is Suffering?
This fraudulent trend is hurting those the program was designed to help:
1. Civil Servants who have waited patiently for decent accommodation.
2. Retirees who dream of peaceful homes to enjoy their old age.
3. Young families looking to escape the rent trap.
4. Everyday Nigerians chasing the dream of home ownership.
These developers hide behind government goodwill and public trust — but their real mission is to enrich themselves, not to empower the people.
Even The FCDA Is Alarmed
The Executive Secretary of the FCDA, Engr. Richard Yunana Dauda, recently expressed serious concern over the actions of these developers. He stated:
“The concept of mass housing was to remove the cost of land so that houses become affordable. But now, those given land are selling the land itself — not houses.”
This is fraud, plain and simple.
At EncumberedProperties.com, we are not anti-development.
We are not against genuine developers or hardworking real estate professionals.
What we stand against is:
* Fraud
* Misrepresentation
* Exploitation — no matter how polished the branding may be.
We exist to expose those who hide behind the mass housing label to flip land, deceive buyers, and destroy public trust.
