What Happens When You Ignore a Government Revocation Notice?

When it comes to property, silence is not safety. The Federal Ministry of Housing and Urban Development (FMHUD) has officially revoked thousands of provisional allocations under the National Housing Programme (NHP), and this could affect you or someone you know.

If you’ve paid for or are planning to buy an NHP property, STOP and read this before going any further.

The Revocation Order: What You Need to Know

According to exclusive documents obtained by EncumberedProperties.com, FMHUD has withdrawn all provisional offers of allocation for allottees who:

Failed to make full and outright payment

Missed both the initial 90-day deadline and an additional 8-week grace period generously provided by the Honorable Minister

This decision aligns with Paragraph 2 of the Provisional Allocation Letter, which clearly states that failure to complete payment on time results in automatic revocation.

Who Is Safe?

If you fall under the category below, your allocation is NOT affected:

  • You made full payment
  • You completed all documentation
  • You met the deadline of 28th February 2025

If this is you, you should immediately collect your final allocation letter from FMHUD and take possession of your house.

Who Is at Risk?

The people most at risk include:

  1. Allottees who paid partially but failed to meet the deadline
  1. Third-party buyers who are trying to buy from someone whose allocation has already been revoked
  1. Anyone making payments without verifying the current status of the property

Let’s be clear: Once an allocation is revoked, the property legally returns to the Federal Government. Any further sale or transaction involving that property becomes null and void, and could even amount to fraud.

Before You Pay, Ask:

  • Did the seller complete full payment before February 28, 2025?
  • Is the final allocation letter available and authentic?
  • Have you verified the seller’s claim with FMHUD or EncumberedProperties.com?

If the answer is uncertain, walk away. A missed deal is better than a legal disaster.
