In a recent turn of events, the FCT Department of Land Administration has officially released a list of 420 approved estates and layouts in Abuja. This development came shortly after our viral video titled “FCDA Must Wake Up”, where we demanded greater transparency on approved layouts.

Why This List Matters:

If you are considering buying land or a property in Abuja or its surrounding areas, the very first thing you must check is whether the estate appears on this list.

Our investigations reveal that  any estate not on this list falls into one of the following three categories:

  1. Post-2015 Allocations by FCDA: These estates may be genuine but are not yet listed because the published list covers only allocations between 2005 and 2015.
  1. Estates Allocated by Area Councils: These are pending recertification and may or may not qualify for FCDA recognition.
  1. Completely Unapproved Estates: These are estates being marketed/built without any allocation by either the FCDA or Area Councils and are under serious threat of demolition.

What to Do Before You Pay a Kobo:

If the estate you’re planning to buy into is not on the approved list, stop and ask these key questions:

  • Is the land officially allocated by the FCDA and backed by an R of O or C of O?
  • Does the developer have a Development Lease Agreement with the FCTA?
  • Is the land free from third-party claims?
  • Does it comply with Abuja’s zoning and physical planning regulations?

If you cannot confidently answer “yes” to all of the above, flee for your dear money.
