THE GROWING THREAT OF LAND FRAUD IN ANAMBRA
Real estate fraud is one of the biggest nightmares facing land buyers in Nigeria, and Anambra State is no exception. Fake titles, duplicate documents, and lands locked in legal disputes have left countless families heartbroken after losing millions to fraudulent deals.
Sadly, fraudsters thrive because land transactions often lack transparency and accountability.

SOLUDO’S BOLD STEP: LAND RECERTIFICATION
To fight this crisis, Governor Charles Soludo has taken a historic step by:
- Exposing over 154 illegal and unapproved estates secretly operating in Anambra.

- Launching a statewide land recertification drive, calling on landowners to submit their documents for verification.
This initiative is not just an administrative exercise—it’s a fraud-proof firewall. Any land title not recertified becomes a red flag for potential buyers. In simple terms: recertification helps separate genuine titles from fraudulent ones.
THE COURT CHALLENGE
However, this reform has not come without resistance. Dr. Ifeanyichukwu Okonkwo has filed a case at the Anambra State High Court, challenging the recertification exercise. He argues it violates the Land Use Act of 1978 and the Constitution, claiming it is a disguised revenue drive ahead of the 2025 elections.
While every citizen has the constitutional right to challenge government actions, buyers must ask:
- Who truly benefits if this recertification is stopped?
- What happens to innocent families who just want to rely on safe and verified titles?
WHY BUYERS SHOULD CARE
Stopping the recertification process would only empower fraudsters and weaken public trust in land deals. On the other hand, supporting it means:
- Safer investments
- Verified ownership records
- Public access to accurate information
Fraudsters operate in secrecy—but recertification exposes the truth.
THE WAY FORWARD FOR BUYERS
If you plan to invest in Anambra, always prioritize sellers who have willingly submitted their documents for scrutiny. While recertification is powerful, it should never replace full due diligence. Land buyers must still verify titles thoroughly before making payments.
At Encumbered Properties, we believe that the future of real estate lies in:
- Clear ownership records
- Verified documentation
- Transparent governance
