⚠️ Epe Is Now Under Government Acquisition!

The Lagos State Government, through the New Towns Development Authority (NTDA), has launched two major urban development schemes in Epe:

  1. Epe Mixed Development Scheme
  1. Labour City Project

These projects fall under the NTDA’s responsibility to plan and develop new towns, provide infrastructure, and eliminate unauthorized property developments across Lagos.

What this means is clear: large portions of Epe are now officially under government acquisition.

🤔 Why Are Developers No Longer Advertising Estates in Epe?

If you’ve noticed fewer estate ads from Epe recently, now you know why.

Most of the areas being advertised for estate development in Epe are now under government schemes, and private land sales in these zones have been suspended or quietly withdrawn due to the legal implications.

What Areas Are Affected?

The first phase of the Epe Mixed Development Scheme covers 781 hectares of land between:

  • Itoikin Road, and
  • Epe–Ijebu Ode Expressway

This is just the beginning. The Lagos State Government has made it clear that more phases are underway, which means the entire Epe region could be subject to full acquisition.

What This Means for Landowners and Buyers:

For Current Landowners:

If your land falls within the acquired zone and you lack valid government approvals, your structure is at risk of demolition.

You could lose your investment entirely.

Compensation, if any, will only be provided to original communities, not settlers, squatters, or buyers from unauthorized developers.

For Prospective Buyers:

Avoid any new real estate offer in Epe without full documentation and verification.

The presence of C of O or R of O is not enough, what truly matters is the developmental approval from the Ministry of Physical Planning and Urban Development.

🧾 The Role of NTDA in Lagos Urban Planning

The NTDA now actively:

  1. Establish new towns and urban schemes
  1. Provide infrastructure in government-owned estates
  1. Control unauthorized developments
  1. Collaborate with the Ministry of Physical Planning and Urban Development
  1. Support public-private development partnerships

Epe had become notorious for unregulated and scattered estate development, which prompted the government to intervene.

Developers who sold land in these government-acquired areas without proper permits now face serious legal risks, and many will be sued by defrauded buyers.
